The population peaked around 102,000 in the 1930s, but today's average household income is well below the statewide average. The city was hit by several large fires, including a devastating blaze in the downtown area in 1981. This blaze destroyed 17 buildings, causing losses totaling tens of millions of dollars. Today, the site of the blaze has become a satellite campus for the North Shore Community College.

The population of Lynn is divided into three sections: the downtown area and the neighborhoods of West Lynn and East. East Lynn is larger and consists of several smaller neighborhoods.
