Currently, Sanford has approximately 4,000 residents, which is lower than the state average, but that number is expected to increase by nearly one thousand in the next five years. Sanford's population is comprised of about 1,800 single-family dwellings and is growing at an accelerated rate. As more people move to the city, the number of homes on each lot increases. By 2025, Sanford could have as many as 8,060 people.

A new subdivision planned for the area will add approximately seven hundred and thirty houses and one hundred and fifty townhomes. The plan is to develop 288 acres. The project has already undergone a public hearing and is anticipated to begin construction in January of 2023. The new population is expected to bring about thousands of new jobs. As the city continues to grow, there are plans to construct a fifth fire station. Construction is expected to cost $5.58 million.

The population of Lee County is 63,285 people. Sanford has a population of approximately 30,261. According to the Carolina Demography 2021 report, the area has grown by 1.3 percent in the last decade. However, the growth rate is still much higher than the state average. Hundreds of new single-family homes are planned, but there is still time for more people to move to Sanford.
