In the mid-1970s, Clarence Municipality experienced growth and redevelopment. Many of the rural areas were converted into residential areas and new suburbs grew up in the city. The city became more accessible through bus routes, and the Eastlands Shopping Centre was constructed in Rosny Park. These developments fueled growth on the eastern shore. The population of Clarence City was well over 40,000 by the mid-1970s.

Regardless, Clarence residents are better off than their New York counterparts. After all, they earn much more than other cities and towns in the state.
The Clarence area is largely white, with the majority of residents being white. The population of this town is largely composed of middle-aged adults, seniors, and single parents. While the number of children under the age of 18 is slightly higher than the national average, there are more families than single-parent households. The Census also indicates that the Clarence area has one or more nursing homes. In addition to this, Clarence City has a lower than average number of businesses and industrial sites, and a lower unemployment rate than the national average.
Clarence Town is home to a vibrant club sports community. Golf, tennis, and bowls are particularly popular. The town has one public golf course, Rosny Park, and seven private golf courses. The Tasmanian Golf Club, a premier club in the state, is also located in Clarence. In addition, most local schools participate in school competitions in popular sports. The town also features a cricket field and an undeveloped county park in the northeast area.
