The population of Lakeshore City was a diverse group. Twenty-five percent of the population was under the age of 18 while 9.3% of the population was between the ages of 25 and 44. Twenty-four percent of households were composed of professionals and technical workers while the remaining twenty-five percent were retirees. The median age of the city was 37. Males outnumbered females 84:1.

The city is comprised of 92 distinct neighborhoods. The population of Lakeshore is 20,000 in 2010 and is expected to grow to approximately 24,000 by 2020. The city has a zip code of D (Default), a common designation for areas that are primarily rural and have low populations. Much of the area is devoted to clearing farmland for cash crops and the Comber Wind Farm is located within the city limits.

The age composition of the community has changed from a historically declining group to an increasing one. Households in this age range are smaller than they were in 1990, which is a sign of aging. Single-family residential development has also contributed to a younger population. The community has an age-related population distribution that is consistent with its overall age distribution. This is good news for the community. But it also means that the City will face challenges in providing services to an aging population.

A recent high-rise development in Lakeshore City is Vista Tower, which was completed in 2016. This project was designed by Studio Gang Architects, a Chicago-based firm, and is the tallest woman-designed building in the country. The building is located at 303 E Wacker, and has pedway access. To the north, Northwestern Memorial Hospital and Lurie Children's Hospital are within 15 minutes' walk from Lakeshore East.
